NIC MAP’s Actual Rates program requires operators to manage five or more properties. Existing research is often subscription-gated, member-gated, or written for investors—not the person who must set next month’s rates, concessions, and staffing plan.

The founding pulse uses a consistent operating survey each quarter. Responses are aggregated into peer groups, never published as individual records, and never attributed to an operator or community.

The OccupancyPulse research process uses it to create aggregated peer benchmarks. We do not publish a figure from fewer than 10 responses, and no respondent is named in the report.
